DEBT OR INCOME
You may think you don’t have enough income to qualify for a loan, but often the issue isn’t the income, but how it’s being calculated. In 2017 we had a client who dissolved a partnership (which would typically end the income stream), but because of the nature of the business there was residual income that would continue for five years.

Over the years we’ve encountered everything from a $17,000 mobile home, to a $22,000,000 estate. The question of property type and whether it’s typical for the area are always relevant to lenders. When you throw in wells, septic tanks, mixed use, and comparable sales, property type and location can become rather complicated.
